Do I need an architect for my project?

When do I need permit‑ready plans?
• Altering structure (walls, openings, rooflines)
• Modifying systems (plumbing, electrical, HVAC, fire‐safety)
• Expanding or reconfiguring (square footage, ADUs, footprint)
• Reestablishing property lines (new land survey)

Why hire an architect for permits?
An architect delivers fully coordinated drawings and specs that meet local code, zoning, and engineering standards—ensuring your application moves smoothly and avoids costly revisions.

When do I know I’m ready to see an architect?

As soon as your project involves any of these:

  • Structural changes: moving or removing load‑bearing walls, altering rooflines, adding large openings

  • System modifications: plumbing, electrical, HVAC, or fire‑safety work

  • Expansions & reconfigurations: adding square footage, building an ADU, or reshaping your home’s footprint

  • Survey requirements: most permits need a new land survey

  • Village design reviews: presenting to an Architectural Review Committee (ARC)

An architect turns your vision into permit‑ready drawings and narratives that comply with building codes, zoning rules, and ARC guidelines—keeping your project on schedule and on budget.

Why choose Hierarchy Architecture?

Combining 35+ years of local expertise with a proven “top‑down” design approach, we deliver exceptional projects that glide through Town & Village approvals.

  • Local know‑how: Deep zoning and ARC experience plus precise, permit‑ready submissions minimize revisions and keep you on schedule.

  • Design versatility: From clean, contemporary Modern to charming Tudor and stately Georgian, each style is tailored to your site and taste.

  • Hierarchy‑driven process: We begin with overall siting and massing, then refine materials, details, and finishes—ensuring every element works in harmony.

What should I have prior to meeting with an architect?

  • Project vision & priorities: Sketches, inspiration images or boards, plus your non‑negotiables (open layout, period details, sustainability goals)

  • Site & existing documents: Property address and zoning district, recent land survey, and any floor plans or site drawings you have

  • Budget & timeline: Rough budget range and key milestones or deadlines (move‑in dates, permitting windows)

  • Questions & concerns: Any zoning or ARC issues you’ve faced, plus your top priorities for approvals and construction administration
